Conservation areas and Camden's new Article 4 rules
Camden has 40 conservation areas covering about half the borough, including Hampstead, Belsize, Fitzjohns/Netherhall, Redington/Frognal and Highgate. In June 2026, Camden adopted new Article 4 directions for Belsize, Fitzjohns Netherhall, Hampstead, Redington and Frognal, and South Hampstead. They remove some permitted development rights from houses and flats, so that historic features are kept and repaired rather than replaced where possible. If you're planning new windows or doors in one of these areas, check with Camden first.

Hampstead Garden Suburb
The Suburb has its own rules on top of planning. The Hampstead Garden Suburb Trust's consent is needed for any external change to a property, including like-for-like windows and doors, and for bigger changes to a garden, such as more paving. Trust consent is separate from planning permission and has to be applied for on its own. Inside a freehold house, most work doesn't need the Trust's consent, so a new kitchen, bathroom or floor can usually go ahead.
Fences are worth checking early. The Trust says close-boarded timber fences aren't characteristic of the Suburb and aren't generally acceptable, so a fence there needs a design the Trust will approve.
Parking, skips and working hours in Camden
Camden allows building work from 8am to 6pm on weekdays and 8am to 1pm on Saturdays. Parking bay suspensions there have to be booked at least 17 days ahead, trade permits are available by the day, and only a skip company can apply for a skip licence. Do I need Trust consent for work in Hampstead Garden Suburb?
For any external change, yes, even like-for-like windows and doors. Most inside work in a freehold house doesn't need the Trust's consent.
Can you put up a fence in Hampstead Garden Suburb?
We can, but the design needs the Trust's approval first. Close-boarded timber fences aren't generally accepted there.
Do Camden's new Article 4 directions affect my windows?
They can. Since June 2026, homes in Belsize, Fitzjohns Netherhall, Hampstead, Redington and Frognal, and South Hampstead have lost some permitted development rights, so check with Camden before replacing windows or doors.
