Listed buildings and conservation areas
Nearly three quarters of the borough is protected by 38 conservation areas, such as Cheyne, Royal Hospital, The Boltons, Kensington Square, Holland Park and Ladbroke, and it has over 3,800 listed buildings. On many streets, Article 4 directions also control changes to windows, front doors, boundary walls and roofs.
In a listed house, some inside work needs listed building consent too. The council's list includes re-plastering, taking out or adding cornices, skirtings, fireplaces, internal doors and architraves, and lifting floorboards. Regular maintenance and some repairs don't. Both the owner and the builder can be prosecuted for unauthorised work, so if your home is listed, settle what needs consent before work starts.
Working hours, parking and the Congestion Charge
Kensington and Chelsea has stricter hours than most boroughs: noisy building work is allowed only from 8am to 6pm, Monday to Friday, and not on Saturdays, Sundays or bank holidays. We plan the noisy stages, like stripping out a kitchen or bathroom, within those hours.
Suspending a residents' parking bay needs at least ten working days' notice. The borough is outside the Congestion Charge zone, so there's no Congestion Charge on a job here, but travel and parking are shown in your quote.
Carpentry and decorating in period homes
Our own team does the carpentry: doors, skirting, architraves, fitted wardrobes and alcove cupboards. In older houses, new joinery often has to match what's already there, and Eli checks the existing mouldings and doors at the site visit. We also paint and decorate, with the walls and woodwork prepared before any paint goes on.
