Refurbishing a leasehold flat
If you own a leasehold flat, read your lease before the work is planned. Many leases allow alterations only with the landlord's written consent, often called a licence to alter, and the structure, outside walls and floors may belong to the freeholder rather than to you. Your written quote sets out the work in detail, so you can send it to the managing agent with your request.
Flats also mean neighbours on every side. Westminster allows building work from 8am to 6pm on weekdays and 8am to 1pm on Saturdays, so the noisiest jobs, like stripping out a kitchen or bathroom, are planned inside those hours.
Conservation areas and listed buildings
Westminster has 56 conservation areas, including Mayfair, Belgravia, Pimlico, Harley Street and the Portman Estate. Changes to the outside of a building there are more tightly controlled, and in a listed building some inside work needs listed building consent as well. If your home is listed, that is worth settling with Westminster City Council before work starts.
Parking, skips and the Congestion Charge
Westminster needs at least ten working days' notice to suspend a parking bay for building work, and a skip on the road needs its own licence. Parts of central London are also inside the Congestion Charge zone. Eli plans deliveries around this at the site visit, and the parking and Congestion Charge costs are written into your quote rather than added later.
